When engaged prior to submission, we will workshop with your real estate agent/assist in preparing or reviewing the offer to purchase if desired; when engaged after acceptance, we ensure the final Purchase & Sale Agreement fully reflects the agreed-upon terms.

We coordinate directly with the lender to ensure the loan is properly, timely, and efficiently processed including preparing title commitments, obtaining municipal lien certificates, ordering plot plans or mortgage inspection plans, working with the seller’s representatives to make sure all credits and expenses of sale are accurately reflected on the Closing Disclosure/Settlement Statement, balancing with the lender for final “cash to close” figures, closing packages are prepared and advising you on ays of holding title to real estate that fit your unique needs.

We provide owner’s title insurance policies to protect homebuyers against unforeseen title defects that may arise after closing. Unlike lender’s title insurance—which protects only the mortgage lender—an owner’s policy protects your ownership interest, providing long-term security and peace of mind.

I will prepare the first purchase and sale agreement. Upon receipt of any proposed edits or additions, will carefully review the edits, conditions, and contingencies to protect your interests. I will negotiate on your behalf to ensure fair terms, contingencies, closing timelines, and liability protections, and advise you on each key point so you can make the best decisions for you.

The buyer’s attorney will perform a title examination. In the event there are matters affecting the chain of title, and by extension the sale of your home, I’ll work to ensure any legal complications that could delay your closing are resolved quickly and legally sound.

I’ll consult with you along the way to ensure you know exactly what you can expect and give you a roadmap between contract and closing, including timelines for ordering final utility and other service adjustments, assist with mortgage, home equities, or other lien payoffs (solar panels, etc.) when to obtain smoke detector certificates of compliance, condominium or lake association certificates, complying with Massachusetts laws for subsurface sewage disposal systems, arranging for keys, remotes, and access, and coordinating receipt of sale proceeds safely and securely.

I handle all necessary legal documents including drafting the deed to the new buyer, preparing the Closing Disclosure, and preparing a limited power of attorney so that we may represent you at closing so you can focus on your move and not paperwork.
